Storage King, Lidcombe

For Storage King and Abacus, this recently completed project called for more than construction expertise – it demanded precision engineering around some of Sydney’s most sensitive infrastructure.

Prime Projects delivered a seven-storey self-storage facility spanning circa 17,500m², with capacity for 1,385 storage units. The build was staged carefully to work in and around live service easements, supported by CFA piling, large transfer beams, and post-tensioned concrete slabs, with a structural steel roof across Levels 1 and 5. A luffing crane operated throughout the main build, while wet and dry fire protection, three elevators and a reception with retail and office space rounding out the finished facility.

The site brought real complexity. Pipeline coating defects were identified on adjacent Ampol and Viva Energy lines, requiring significant coordination on protection slab works, while a cantilevered hardstand was engineered to achieve the clearances needed to the sewer. Throughout the build, our team maintained ongoing coordination with Ausgrid, Jemena, Sydney Water and City of Parramatta Council to navigate multiple requirements and standby bookings.

The result: a landmark facility for Australasia’s largest self-storage operator, delivered with the coordination and care such a complex site demanded.
