Expanding a fully operational distribution centre is never straightforward. Doing it on a constrained brownfield site – bordered by rail, road and residential neighbours – demands something more. Prime Projects delivered this $30M+ industrial extension for repeat client FIFE Capital at Davidson Street, Chullora, adding 13,000m² to an existing 10,000m² facility and achieving a 125% increase in lettable area across four tenancies. All of it built live, alongside active tenants who never stopped operating.

The scope was formidable. A purpose-built 2,300m² freezer operating at -27°C. 750m² of new two-storey offices. Recessed and on-grade loading docks. ESFR sprinklers throughout. B-double approved access engineered into a site with precious little room to spare.

Beneath the surface, the real complexity revealed itself. One hundred and sixty metres of continuous underpinning to the existing operational warehouse – a technically exacting process demanding absolute precision to protect a live facility above. In-ground contamination remediation added further civil challenge to an already demanding programme. And yet, within this complexity, Prime Projects found room to lead. Trialling a blended low-embodied carbon concrete mix for the warehouse floor, the team achieved a 41% reduction in embodied carbon against the GBCA reference case – a meaningful, measurable contribution to a more sustainable construction industry.
