At 11-13 Lord Street, Botany, the challenge wasn’t just building – it was building without stopping the world around it.

Prime Projects delivered a 5,000m² integrated warehouse and office development for Dexus within the thriving Botany Quarter precinct. The project encompassed three separate tenancies, including a premium fitout for fashion retailer Glassons – combining high-clearance warehouse capability with refined, modern office environments finished to the highest standard.

But the real complexity lay beneath the surface of the build. Two neighbouring buildings remained fully tenanted throughout construction, demanding a meticulously staged programme. The external hardstand alone was poured across seven carefully coordinated zones to keep site access uninterrupted.

Sydney Airport’s proximity added another layer – specialised acoustic treatments applied to both office and warehouse spaces to ensure a quiet, productive environment within.
