Seven Hills Business Park, Seven Hills
Not every site arrives ready to build on. At 18 Powers Road, Seven Hills, the challenge began well before the first precast panel was lifted. Prime Projects delivered this brownfield redevelopment for Ford Land Company – transforming a 6,650m² site with a complex environmental and civil history into a high-specification industrial facility comprising four warehouse tenancies, 3,360m² of warehouse space and 2,500m² of hardstand. A site that demanded as much rigour below ground as above it.
The structural ambition of the building is considerable. Full-height precast panels. A 30-metre clear span engineered to carry a 25-tonne gantry crane. Floor loads designed to handle 50kPa UDL and 50-tonne axles. Full roof solar capability built in from the outset – a facility conceived not just for today’s tenants, but for the demands of the next decade.
Below the surface, Prime Projects navigated in-ground contamination and flood proximity with careful environmental management and infrastructure precision. A new substation was installed. An underground OSD tank was engineered to manage stormwater at the scale the site demanded. Every civil challenge was met with a solution – methodical, compliant and built to last.
