Southend Lane, Alexandria
Fifty years of industrial history. Twenty thousand square metres of South Sydney character. And in the hands of Prime Projects, an entirely new chapter.
Delivered for Goodman and winner of the 2024 Master Builders Association Excellence in Construction Award for Adaptive Re-Use, this landmark $30 million project transformed a half-century-old Alexandria facility into nine boutique hybrid warehouse and office units – each one a considered blend of heritage and contemporary design.
The original 1970s red brickwork was preserved. The distinctive Y-frame structural spine – the building’s architectural soul – remained. Around and within these elements, Prime Projects worked with precision and care, operating throughout in a live environment to deliver units ranging from 1,793 to 2,943m², each featuring high-clearance warehouse areas and loft-style mezzanine offices that have redefined what industrial workspace can feel like.
Sustainability was embedded at every level. A 72kW rooftop solar system, EV charging stations, and water harvesting technology together secured a 5-star Green Star Buildings rating and a carbon-neutral footprint – setting a new benchmark for responsible adaptive reuse in Australia.
